FHA Loans

For buyers with smaller down payments or credit profiles that don’t fit conventional. Down payments can be as low as 3.5%.

FHA loans carry mortgage insurance, and depending on the structure that insurance can last the life of the loan. We’re upfront about that trade. For buyers who’d otherwise be locked out of homeownership, the trade often makes sense.

VA Loans

For veterans, active service members, and certain surviving spouses. Often no down payment required. No monthly mortgage insurance. Competitive rates. If you’ve served, this is usually the first option to consider.

USDA Loans

For buyers purchasing in eligible rural areas. Often no down payment required. Income and location limits apply, so eligibility is the first thing to confirm. We check whether the property and your income fit the program before we go further.
